FHA upfront MIP (1.75% of loan) and the VA funding fee are modeled as cash paid at closing. Both may instead be financed into the loan, which would lower cash to close and raise the monthly payment.
VA funding fee assumes first use and non-exempt status: under 5% down = 2.15%, 5%–9.99% = 1.50%, 10%+ = 1.25% of the loan.
Conventional PMI applies only under 20% down. FHA MIP generally lasts the life of the loan at under 10% down. VA and Non-QM carry no monthly mortgage insurance here.
